3 Difference of prices by location

3-1 Number of outlets by location

  • The ratio of outlets located along a trunk road is high on the whole, and especially, more than 70% of volume sales specialty stores and about 60% of general retail outlets fall into the same category.
  • The ratio of outlets on a shopping street has decreased. Except for shopping street, the number of outlets located along a trunk road has increased.

(1) When looking at the ratio of outlets in all surveyed outlets (all large-scale outlets) by classifying location into the categories of ?around a railroad station?, ?in a residential district?, ?along a trunk road? and ?others (including underground shopping areas)?, the ratio of ?along a trunk road? is the highest at 57.0%.

Looking at the ratio by type of outlet, the ratio of outlets located ?along a trunk road? is the highest for ?general retail outlet? at 61.4%, ?supermarket? at 44.9%, ?volume sales specialty store? at 74.9% and ?drug store? at 57.7%, while the number of outlets located ?around a railroad station? is the highest for ?department store?, and the number of outlets located ?in a residential district? is the highest for ?cooperative store?.

(2) Looking at changes from the previous survey findings by subdividing location categories into discrete subgroups, the ratio of number of outlets located on a ?shopping street? has decreased for all location categories. On the other hand, except for ?shopping street?, the number for all categories has increased; for example, for the subgroup in the category of ?along a trunk road?, ?shopping center? has increased by 3.1 points.

3-2 Difference of prices by location

  • Many high-priced items are found around a railroad station, while relatively low-priced items are found in a residential district as well as in areas along a trunk road.
  • The difference of prices applied by supermarkets between location categories is small.

(1) Based on all surveyed outlets (all large-scale outlets), looking at the distribution of the number of the common 100 items by location and by price level to the total average of each item, the area "around a railroad stationEtends to be globally high, since there are 15 items for which prices are more than 10% higher and 41 items for which prices are more than 5% higher.

On the other hand, for areas "in a residential district?and those "along a trunk road? there are many low-priced items.

(2) Looking at items which are over 10% lower priced and over 10% higher priced than the average prices by location, there are differences of prices in some items such as clothing items.

(3) Looking at difference of prices by location and by each type of outlet, in a similar way as for all surveyed outlets, for almost all types of outlet, areas ?around a railroad station? tend to show relatively high prices, and areas ?in a residential district? as well as those ?along a trunk road? tend to show relatively low prices. As for ?supermarket? and ?drug store?, the difference of prices by location is smaller.
